| The long awaited Hotel Room Investment concept is soon to launch… |

 The concept of a Hotel Room Investment allows the purchaser to buy a fully managed and secure sectional title room within the hotel. The purchaser becomes a one 25th owner of the hotel while the hotel is managed by an independent professional hotel management company (Three Cities Hospitality Group). All operational and maintenance costs are covered by the operational income (i.e. rates, services, utilities, etc) and the hotel's trading profit is calculated by deducting these operational costs from the total turnover. The profit is distributed amongst the owners of the hotel on a participation quotient (PQ) basis each month.
A purchase into one of these hotel rooms will buy you a 121m² unit which comprises of two inter-leading hotel rooms. Each room can be let out individually as 2 double rooms or can be combined to form a family suite. This added flexibility in the design allows for increased room rental opportunities.
The great thing is while returns are conservative for the first couple of years, the rack rate and room occupancy continue to increase while your bond repayments remain constant. At turning point, you start to make a tidy profit off the hotel room each month. So, if you can afford to subsidise the shortfall for the first couple of months, as soon as the scales tip, you start earning off the hotel room every single month. Building yourself a rental income for life… now that’s financial freedom!

| Royal Jozini – Lead up to Launch! |

Royal Jozini incorporates 25 000 hectares on the northernmost section of Jozini Dam in Swaziland, with the Lubombo Mountains forming the Eastern border. It is 24km long and 7km wide, with 15 000 hectares falling within the Big 5 portion of the Reserve, and 10 000 hectares within the Nature Reserve portion. Currently, one has to pass through the Golela Gate at the South Africa / Swaziland border in order to access the site, however this border gate is due to be opened as a 24-hour gate, with a single-stamp entry. Furthermore, with the formation of the Transfrontier Park, Royal Jozini will form part of an international zone, and require no passport stamp, provided entry and exit is from the same country, i.e. South Africa.
Five hours drive from Gauteng and three from Durban, the site is conveniently accessible to its primary markets. It is also within easy reach of Maputo, Richard’s Bay, Mkuzi, The Elephant Coast and is only 45 minutes from the new Sikhuphe International Airport which is due to open before 2010.
Nature of the development - Royal Jozini is a low risk Malaria area, and what draws one inextricably to the land is the package of natural amenities, the diversity of adjacent communities, the magnificent Lake Jozini, the beautiful, ever changing shades of the Lubombo Mountains (which are an average of 2 000 feet high), the numerous archaeological sites and myriad of palaeontology, grasses, trees and the creatures that make up its ecology. With spectacular birding sites, Royal Jozini is a prolific bird watching area with 450 species occurring naturally in the area (380 have been recorded on-site). Furthermore the water is patrolled by hippos and crocs. There are over 19 species of fish in the Lake, including the Tigerfish (hydrocynus vittatus); the scientific name meaning “striped water dog” – arguably the best freshwater fighting fish in the world! Its vivid colours, large, protruding teeth and lateral body stripes make it easy to distinguish from any other species. Tigers are caught year-round, although the best months are March, April, May and August to the end of November.
Lake Jozini has the stunning setting of wild bushveld and craggy mountains. With the flood plains on the Eastern shores, this makes for wonderful game viewing opportunities by boat. The natural vegetation supports this with its open Savannahs, Fever Tree Riverine Areas and thick Zululand Bushveld. The carrying capacity of the land is excellent and the introduction of game will start happening as soon as the fences are dropped in the latter part of 2007.
Mountain Lodges - 200 Mountain Lodge Sites are situated in a ribbon development along the escarpment of the Lubombo Mountains. Each site will be 2 hectares (20 000 m²) in extent with each house set at least 100m apart. This maximizes privacy and allows for free passage of animals between the sites. 104 Mountain Lodges will run through the Nature Reserve with magnificent views over the lake and a limited 94 sites will be situated in the Big 5 Game Reserve overlooking the vast wilderness. One would purchase a Mountain Site for views and isolation and to feel like you’re living in your own private game reserve. |
Bush Camps - Include clusters of SR (Single Residential) sites, each with their own central recreational area, boma and communal swimming pool. There are a total of 320 Bush Camp Sites and each site will be 4 000m² in extent, which would set each house 30m to 40m apart. These small, private enclaves will be set in the lush Nature Reserve. Ideally suited for families, each bush camp will be assured of individual privacy as dense bushveld forms natural enclosures.
Waterfront Lodges - There are 80 sites situated along the waters edge, on the Eastern side of Lake Jozini (the Western side forms part of the flood plain and no development has been planned there in respect of this). With only 20 units per kilometre, each SR site will enjoy 50m of water frontage. Here, privileged investors will be assured of enjoying endless sunsets and uninterrupted views of Lake Jozini as hippos, crocs, fish eagles and an endless array of aquatic birds compete for their place in the sub-tropical wonderland.
Luxury Hotel - The luxury hotel, wellness spa and boating marina will be situated on the Eastern shore of Lake Jozini providing moorings for charter fishing boats as well as private moorings.
With unequalled sunsets over the lake, the 100-room hotel will offer its guests an unforgettable experience in the African wilderness.
Golf Course - A Golf Course of value - An 18-Hole Peter Matkovitch designed Golf Course, with Tim Clark, one of the top 20 golfers in the world, appointed as the Royal Jozini associate professional golfer. Ernie Els has confirmed that his designer, Greg Letsche, will be coming out to Blythedale Coastal Resort in July to commence the preliminary Golf Course design plans!
Ernie Els is one of the most successful golfers in the history of the game, having won almost 60 professional tournaments in the last 15 years, including two US Opens and an Open Championship, and a record six World Matchplay titles.

| More Foreigners favouring KZN |

Nine percent of all home loans granted by First National Bank within the KwaZulu Natal province were made to foreigners. This is almost double that of the bank’s national figure of five percent. Furthermore, KZN’s R900 000 to R2,5m market had enjoyed an upward spike during the first quarter. Input from property professionals shows a significant increase in confidence over the last quarter of last year, encouraged by interest rates remaining unchanged in February. The barometer reports the highest activity levels in almost two years!
Market sentiment is optimistic with consumers appearing more relaxed over the interest rate situation. One in five sales in the first quarter involved first time buyers.

Natural landscapes have the ability to tolerate natural disasters, however natural disasters cause havoc when man has developed, intruded and disturbed the natural landscape. On our beautiful coastline, when development impacts the shoreline close to the high-water mark, it is only a matter of time before unusually large tides cause destruction, as was recently experienced in KZN.
With development right on the shoreline, the natural sand dunes and associated vegetation are often damaged and in some cases removed, therefore the natural stabilising of the shoreline is altered. Dunes act as a protector of land from heavy storm damage, salt spray, sand being blown inland and even rising sea levels.
At Blythedale Coastal Resort the natural coastal vegetation is totally intact and healthy and was therefore unaffected by the rough seas experienced recently. Maintaining minimum impact, the eLan Group will ensure that during the development of Blythedale Coastal Resort, this fragile piece of coastal vegetation is not damaged whatsoever so that it can continue to act as a vital protector to the land beyond the dunes.
Through intense Environmental Impact Assessments and after careful environmental sustainability planning, Blythedale Coastal Resort will be developed on old crop lands (which are considered alien vegetation and harmful to the environment). All natural areas will be left untouched and in some cases, even rehabilitated to further grow the conservation belts on the 1000 hectare estate.

| The Centenary |

When we launched The Centenary (a sectional title office block with 13 000m² of gross lettable area), we experienced some healthy sales (46 offices were sold). However, the feedback coming in from the market was very much about a sense of identity. While the business world gets bigger, better and faster every day, companies are still looking for their sense of individuality; their uniqueness. After extensive market research and careful planning with our development partners, we will be compartmentalising The Centenary and creating 4 new separate office blocks.
This will allow for a sense of place and a sense of space, as well as individualisation. These smaller opportunities will allow for a phased approach, and this has been received with much warmth and renewed interest. The Centenary is therefore being renewed and will be re-launched according to the new set of designs! Another positive aspect is that all of the original sales are being honoured at the original purchase price (even though the value of the land has appreciated quite substantially since launch).
As The Centenary is the last commercial space in the New Town precinct at Gateway, this venture is one that holds much value! So watch this space, there is more to come…
