June has been a busy month with eLan being in 3 different continents and covering 5 countries all with different investment and development projects on the table. Our offices are currently a hive of activity as we prepare for the launch of our next incredibly exciting and promising venture in Swaziland, Royal Jozini, so be sure not to miss out on this next *hot* investment opportunity!
This week saw the successful launch of Simbithi Hotel Golf & Spa – yet another interesting investment opportunity class. | Royal Jozini Wildlife Management Plan |

Peter Coulon, eLan’s in-house environmental specialist, has been hard at work on the wildlife management plan for Royal Jozini leading up to the launch - which is planned for September of this year. The plan looks at aspects such as vegetation management including invasive plant eradication and burning programs, game management, including introductions, monitoring and removal of game and the development and maintenance of wildlife required infrastructure such as fencing, release boma’s etc.
It is important to note that the development project planned within the Royal Jozini Big 6 will not impact negatively on both the primary and secondary conservation area objectives, as the success of these developments essentially rely on the integrity of the conservation area. Furthermore, the application of sound wildlife management practices will ensure an excellent wildlife viewing product.
Royal Jozini will be stocked with a variety of locally indigenous game species including the big 5, and will contribute substantially to the biodiversity initiatives of Swaziland.The carrying capacity of the land is measured in Animal Units (AU) where 1AU is the equivalent of a domestic cow. The size of the park within our borders is 10 000ha with a carrying capacity of 1AU per 6ha, therefore the carrying capacity is 16 66AU. The carrying capacity has been allocated as follows:

The introduction of game is planned for the last quarter of 2007, starting in the south western portion of the land. Predators will be introduced in 2010 and the total cost estimate for game stocking is R14 million.

This initiative is at an advanced stage and the Bilateral Conservation Management Working Group has been formed. The removal of border fencing is planned to take place during 2008 and this will allow the two reserves to operate as a single ecological unit, at the same time provide complementary resources for the development of a substantial tourism destination. Both countries will benefit from this initiative and Royal Jozini Big Six has been seen as a lead project in fulfilling the vision of a trans-fronteir park.

A benefit of buying into a VAT Trading Entity is that you can claim your VAT back (14% of the sales price), a month after transfer of the property into your name. Garlicke & Bousfield are the Conveyancing Attorneys who will attend to the VAT claims. This would include registering the purchaser as a Vat Vendor and then submitting the claim. G&B will charge a flat fee of R6500 for this service.

In her Budget Vote Speech on Friday 8th June, the National Minister of Housing, Lindiwe Sisulu commended developers who were assisting the government in reaching their goals of providing affordable housing to South Africans…

June saw the release of the much awaited Forest Dwelling Species on Simbithi Eco-Estate after much research and careful planning. These species already exist naturally on the Estate, however to build stocks, the following were introduced:
- 2 blue duiker with one female carrying a young and another pair to follow shortly.
- 1 grey duiker with another one being introduced this month.
- 2 pairs of Bushbuck consisting of an adult male, a sub-adult male and 2 females.
The likelihood is that one of the females is also carrying a youngster! Fortunately there have been no incidents and we can safely say they have adjusted to their new environment.
Night-time runners on the Estate have recorded spoor all over the running tracks although the naturally shy game have, as yet, not ventured out of the forested areas too often.

As National Environment week kicked off on 7 June 2007, global conservation leader WWF are helping equip individuals and organisations to practise environmentally friendly behaviour. The unsustainable human consumption patterns over the past decades are resulting in climate change, which adds to water shortages, rising sea levels and food insecurities – all of which threaten social and economic development, as well as human health. Inevitably, solutions entail people changing their behaviour to reduce consumption of unsustainable energy. Want to do something to help stop climate change? |
| 1. Change a light: Replacing one regular light bulb with an eco-friendly compact fluorescent light bulb will save 70kg of carbon dioxide a year |
| 2. Drive less: Walk, cycle, carpool or take public transport more often. You’ll save 0.5kg of carbon dioxide for every km you don’t drive |
| 3. Recycle more: You can save 1100kg’s of carbon dioxide per year by recycling just half of your household waste. |
| 4. Check your tyres: Keeping your tyres inflated properly can improve gas mileage by more than 3%. Every 10 litres of petrol saved keeps 9kgs of carbon dioxide out of the atmosphere. |
