Since sending out our first teaser last week about the upcoming launch of Royal Jozini, we have been inundated with requests from members to find out more about the development and to upgrade to Platinum. There is no information available at all on any of our websites regarding Royal Jozini and that’s the very reason why you are an Investor Club Member. When we do launch the product, you will be notified before the public and will have a 2 to 4 week window period in which you can research the development offer and decide on your purchase option so watch this space, Jozini is coming!

To accommodate all the requests, the good news is that we have extended the cut off period for members to upgrade to Platinum prior to the Jozini Launch. Previously one had to be a member for more than 30 days in order to benefit from the discounts at the launch. For Royal Jozini, application for Platinum upgrades will be accepted up to the 30 August (one week before launch), provided the new member signs for a 24 month debit order (to show your loyalty of course!).

Remember that Platinum Members get the first stab at the cherry (4 weeks before public launch) and Gold Members 2 weeks thereafter. So have a look at your membership status and upgrade if you are not already a Platinum Member - it’s a mere R150 a month…

Progress Update:

After meeting with the Honourable Minister Lutfo Dlamini at our offices this week, the Swazi Government have announced confirmation of the International Sikhupe Airport in Swaziland! This airport will be a mere 45 minutes from the Royal Jozini site and is expected to be operational before 2010. Sikhupe’s 3.7km runway, which is long enough to accommodate the new A380 Airbus, has already been completed. This is very significant for Royal Jozini and is bound to dramatically increase future rental demand for Royal Jozini lodges, having a positive impact on occupancy levels and consequence rental returns for lodge investors.

Other progressive commitment from the Swaziland Government is the Lavumisa Border Gate is due to open 24-hours early next year. The site is conveniently located adjacent to the border and hence entry and exit is very convenient.

  Blythedale Home Packages Icon

The Professional Team are hard at work to bring you a set of Home Packages for Blythedale Coastal Resort which have fantastic design qualities! The brief to the team incorporates the architectural themes of ‘African Courtyard Architecture’ which exists on Blythedale Coastal Resort, and needed to cater for start-up family homes of 200m² right through to luxury coastal mansions for leisure seekers. Designs have allowed architectural flair to be prominent and we are excited to bring 10 packages to the market in October of this year.

Mark Stewart (Project Manager for eLan Home Packages), is starting to cost all of the homes appropriately. We also have a nifty Home Package Calculator that will allow you to view the associated costs (and of course savings) of a Home Package so that you can stay on top of your budget the whole way through the building process. Home Packages are sold on an individual basis and will be fully project managed by Mark Stewart.

  Become an Introducer

The concept of introducing friends and earning R10 000 as a friendly “referral commission” each time they purchase an eLan property is fast becoming a reality!

   Carbon Trading within Blythedale Coastal Resort

Trees for life, Wildlands Conservation Trust and Dr Venter have a program where orphaned children are assisted and encouraged to grow trees. They are given the seedlings and bags and have a responsibility to tend for the trees. Once the tree has grown to a certain height, it is purchased back from the children by Wildlands Conservation Trust.

This is where we are looking to source the trees needed for the environmental rehabilitation project at Blythedale Coastal Resort.

When a tree is planted, it has a very positive effect on our Carbon levels in the atmosphere. Trees absorb Carbon Dioxide and produce Oxygen and as we all know, Carbon Dioxide is the contributing negative factor to Global Warming.

The focus of a Carbon Trade exercise is to look at how much Carbon is absorbed through a tree’s life span and to balance this out on the property. For example - In Simbithi Eco-Estate, 15 000 trees were planted in 2004 in Phase 1 alone. Those trees have since sequested (or absorbed) 1 500 tons of Carbon!

On Blythedale Coastal Resort, the aim is to be Carbon neutral – thus the amount of carbon dioxide produced needs to be reabsorbed sufficiently through trees and shrubs. These official measurements are a rather delicate science and Blythedale Coastal Resort will look at becoming an Accredited Carbon Trader which will result in annual audits on the Carbon Trade Exchange.

An interesting fact…
When an Accredited Carbon Consultant is officially audited, they can go on the stock exchange and sell carbon credits! For example, a company producing large volumes of Carbon Dioxide but having the facility to reduce this carbon emission can ‘purchase’ carbon credits to balance out the equation. Carbon credits can be purchased for approximately €18 per ton through the UN and €10 to €16 per ton in South Africa depending on the level of assessment.

  Living on one of eLan’s developments – an environmentally friendly alternative!

The eLan Group prides itself in the development of eco-estates and wants to ensure that within all its developments, sound environmental practices and environmental alternatives are implemented where possible. Peter Coulon, eLan’s in-house Land and Conservation Manager has documented some suggestions which provide guidelines for implementation by eLan staff, contractors, estate managers, reserve managers and estate home owners within each estate.

This Environmentally Friendly Plan covers area’s such as: refuse, water, power, indigenous planting, chemicals, estate management, domestic animals, golf course management, products, house design and legislation.


  Fractional Ownership

Extensive renovations are underway at Ubizane Zululand Tree Lodge based in Northern Natal. Together with 3 other shareholders, the eLan Group are venturing into the Fractional Ownership arena in their 27 safari lodges.

Set to launch to the eLan Investor Club later this year, we are going to start a series on Fractional Ownership together with Stonebridge Fractional Ownership. Stonebridge are the eLan Group’s preferred Fractional partner where part of this high-end leisure group’s portfolio includes Simbithi Hotel Golf and Spa and Blythedale Coastal Resort.

Fractional Ownership can be defined as the collective ownership of an asset, usually an asset of a high monetary value where usage of the asset is allocated to the shareholders or owners by means of an ownership usage roster. Typically 13, the opportunity exists for shareholders to own 3 or 4 weeks per year in an upmarket, exclusive residence or apartment at a fraction of the cost of owning this property on an individual basis.

Fractional Ownership is an actual property ownership right, while timeshare is typically a usage right, and falls under the association of SAAFI (South African Association of Fractional Intermediaries) which governs the fractional ownership market in SA. Suited to the leisure market, Fractional Ownership is considered an excellent investment option when supported by luxury properties, in prime locations, with added infrastructure benefits to build value and drive re-sale demand.

Who will fractional ownership appeal to? Typically a cash-rich, time-poor individual who values the experience of luxury goods without the associated maintenance and management costs.

Shakashead Ministry, which is a non-profit organisation situated less than a kilometre from Simbithi Eco-Estate provides support for impoverished children in the local informal area. Every day over 300 children are fed from the very humble setting of this feeding scheme. eLan staff have committed to providing a Friday meal once a month and the eLan sales team members Peter Cameron and Geoff Chennells have assisted by collecting food stuff every day from local businesses and visiting the shelter. eLan recently brought a real treat to the neighbourhood in the form of a surprise visit by eLan Brand Ambassador, Lucas Radebe!
