Whenever we have another successful development launch I am often asked the question by potential skeptics, “Where is all the money coming from?” Is there still money around – of course yes! We have found that since the inception of the Investor Club we have a strong investor group who are starting to follow our developments and it’s within this captive market that the success stories are heard. People on the whole are starting to change their perception on investing, choosing property based models as an alternative to long-term, low risk, low yielding options. Property Investment is one of the asset classes that you can manage yourself and of course it’s great fun!

While in London last week (and on previous trips), I’ve found that our foreign buyers are certainly picking up while American’s and European’s are looking more and more toward South Africa to invest in big-scale developments. While this is positive, I still feel that our foreign investment portion will top out at 20% of our overall sales and ownership.

On a light note, Leon Schuster has purchased a development site at Royal Jozini and we are soon to embark on a marketing and promotional road show to bring this alternative product to you!

The launch of Simbithi Hotel Golf and Spa has attracted purely investment driven buyers. Of the 17 hotel apartments sold, the majority of the buyers were those who had previously invested in Hotel Room Investments with the eLan Group at The President and Riverside Hotels respectively and are now reaping the substantial rewards of their investment. Buyer demographic has also included some Fractional Ownership Companies (some from as far as the Cape to diversify product offering). Three Cities Group, South Africa’s Leading Hospitality Company, has been appointed as the Management Company of the Hotel, which has firmly established buyer’s confidence in the anticipated yields.

Conservative feasibilities show a return on investment of between 7% and 20% for the next 5 years. Excluded from this calculation are the effects of the Dube Trade Port and 2010 Soccer World Cup which will collectively bring an enormous number of bed nights to the province – filling hotel rooms to overflowing. There are currently 97 600 rooms in KZN and the required growth is 270 000. The airport alone is expected to employ 5000 people. Furthermore, there are expected to be 2.72 million spectators of the world cup of which one tenth will visit KwaZulu-Natal. This is certainly enough reason to invest!

Julek Szczawinski is the new eLan representative offering a Sales service to Investor Club Members based in the U.A.E. Settling in Dubai from South Africa some ten years ago, he has found a keen interest in the South African expatriate community. This is done this through supporting South African interests and companies in Dubai as well as distributing and supporting South African products. He is currently a member of the South African Business Council.

Julek became a Platinum Member of the Investor Club and purchased a site on Blythedale Coastal Resort during the launch (taking advantage of a R200 000 discount). His faith in the eLan Group grew when he came out to South Africa a few months later to see that the site chosen for him by our Sales Manager (over the phone) was certainly one of the cherries! Julek has since keenly pursued eLan’s developments  leading him on to become an eLan Agent for the Group.

Sean Little and Bobby Botes with Brenda Johnston, their eLan Property Consultant. Sean Little and Bobby Botes, both Platinum Members of the eLan Investor Club established their business in Durban after they were drawn to the North Coast environment. Economically, they hold great faith in KZN as the opportunities are endless with the advent of the 2010 Soccer World Cup and the new International Airport. These men believe in property, and property alone, as their financial portfolio and investment for their future.

Since becoming Platinum Members shortly before the launch of Blythedale Coastal Resort, they have expanded their portfolio to include 10 Sites at Blythedale Coastal Resort and more recently, 5 Bush Lodge sites at Royal Jozini.
