I have just returned from MIPIM, the world's largest property related expo held in Cannes, France. I can say that after attending the show for the 8th time, this year was better than the previous years put together! This is largely due to the DTI assisting with funding the South African stand. As a result, South Africa was able to showcase itself with a larger and more serious footprint. The South African exhibition was made up by four large property groups namely; Old Mutual Properties, Johannesburg Property company, Wesgro and the eLan Property Group.

While the networking opportunities were incredible, for me personally this year was a huge success. From a global perspective, yet another indication of the economic slowdown is the fact that the show normally attracts 28 000 visitors while this year saw only 18 000. A further dismal fact is that South Africa is not well positioned on the international radar as a property investment destination - a harsh reality but true. Globally, spending is overly conservative, even Europe is viewed cautiously by the UK because of the currency risk. However, due to its presence at MIPIM over the past 8 years, the eLan Group has shown consistency and tenacity. We are indeed serious about our product, our investment and the fact that we are determined to procure foreign investment for our product.

Globally there is spending power, there is money, in fact there is a lot of money but it's looking for a good home. Buyers are not spending frivolously; they are entering into well thought out purchases.

While in France last week I met with our funder for Blythedale Coastal Resort. All issues have been resolved and we are hoping to have our agreements signed in the next few days which means we will break ground soon on site!

And on a positive end note, the spending that is happening albeit conservative, is once more fuelling the property flame and starting to push the values upward.

Because a property transaction is the single largest and most important transaction you will ever make, the law (and banks) are here to protect the public's rights and interest although at times it does not feel like they are helping at all!

The key provision of the National Credit Act (NCA) is that financial institutions are obliged to perform a thorough affordability assessment before granting credit to their customers. Therefore someone applying for credit has to prove their financial standing to ensure they can afford the loan. Under the NCA, the banks will generally offer you a loan where the monthly repayments are not more than a third of your gross monthly income, and you have sufficient disposable income (after all expenses paid) to service the loan applied for.

The key to applying for a bond successfully is to do it one step at a time, often with the assistance of a Mortgage Originator.

THE ELAN FOUNDATION
  It is with great joy to announce we have managed to secure a lease with the KwaDukuza Municipality for the Shakashead Community Centre. The lease sees the eLan Foundation as custodians of the new centre, in an effort to bring private, public and welfare organisations together in a unified mission.

The Shakashead Community Forum, newly formed, and coordinated by the eLan Foundation, seeks to provide a place of hope for the community of Shakashead through the provision of a centre that meets social needs, uplifts, educates, empowers and develops this community. Consisting of the eLan Foundation and members of ancilliary NGO's currently operating in and around the Ballito area, the vision for the Shakashead Community Centre is to create a centre of hope for the community, offering health and wellbeing programmes in an attempt to uplift the community of Shakashead one individual at a time.
 
   
 
Serving the community, the Centre will play host to the following operations:
Umuzi Wethemba KwaJesu - An HIV/AIDS based care group offering HIV/Aids testing and counselling as well as support groups. Administering ARV's and offering supplements. Home-based care is also part of the service for bed-ridden patients.
Pregnancy Crisis Centre - A counselling support group which offers advice and alternatives to mothers embarking on unexpected pregnancies. The PCC's aims are to teach expectant mothers about the options available to them and to help and support them through this difficult time through the donation of baby goods and toiletries. They advise on childbirth, breast feeding, AIDS, diet, baby care and offer a ministry.
Shakashead Ministry Feeding Scheme - The feeding scheme will cook for school going children in the form of a vitamin enriched porridge in the morning and an after-school cooked meal at 3pm. They will also be providing food for the crèche and will be supplementing the Umuzi patients who require home-based care.
KwaMama Crèche - The most vulnerable members of the community are the children who are left to their own devices during the day while parents go off to work. Those who are not yet school going will have the ability to come to the crèche, a safe haven during the day. The crèche's aims are to give the children a sense of pride, build healthy relationships, instil a sense of hope and teach basic life skills.

SIMBITHI STABLES
The Simbithi Stables have recently been privatised and now offer a host of benefits to Simbithi residents with a more dedicated, hands-on approach. Owned and run by Sean and Emma Bradshaw, this couple has a love for horses which goes as far back as Sean enjoying Polo and Polo Cross as a young child living in Mooi River. The couple who moved to Simbithi less than a year ago were drawn to the Estate because of their love for the outdoors and the ability to "feel like they are living on a farm while we have the beach on their doorstep!"

Future dreams include horse therapy and beginners riding lessons for children, together with pony parties.
