Avenol

Situated in the picturesque Dargle Valley in the heart of the Natal Midlands, Avenol is a stately country retreat for the fly fishing enthusiast, looking for a country lifestyle, within a secure and serene environment. The gently rolling hills of Avenol boast a fascinating selection of wild flowers and indigenous vegetation, and is one of the most water-rich areas in the country, with springs, mountain streams and waterfalls in abundance.

Situated west of Dargle, 20 minutes from the N3 National Highway, one hour from Durban and four hours from Johannesburg, the Estate is located at the southern most region of the New Forest Reserve. The vision is that this development will become an exclusive fly fishing destination boasting some of the best trout waters in the country. The Estate is one of the most scenic in the region and includes five breathtaking waterfalls.

Avenol Country and Fly Fishing Estate will consist of natural grasslands, wetlands and natural rivers including the Umgeni River. The sensitive natural resources will undergo a long term rehabilitation process along the same lines of New Forest with the introduction of game. An additional element that will be retained is that of a working cattle farm environment that will include a dairy, as well as pigs, sheep and horses.

The minimum size of the plots are 4000m² with a building footprint of 1000m² to ensure minimum impact. The infrastructure includes country style roads, purification plants and sewage treatment plants, resulting in the water usage being put back into the Estate, as water in this region is the most sensitive resource of all. The architecture of the Estate will reflect surrounding farmhouse designs typical of the Midlands area and will be strictly controlled through design guidelines.

New Forest

Situated at the source of the mighty Umgeni River in the KwaZulu Natal Midlands, New Forest reveals untouched ravine bush, majestic mountains and extensive grasslands complemented with an extensive network of trout dams for the avid fisherman. The vision of the Estate is to rehabilitate the existing farmlands into a valley that sustains the natural fauna and flora that existed decades ago.

Nestled on the fringes of the Midlands Meander and lower Drakensberg mountain range, this expansive Estate is 20km from Nottingham Road and approximately 20 minutes from the N3 Highway. Consisting of natural grasslands as well as indigenous forest and wetlands leading to the Umgeni River all of which are endemic to the area.

Detailed investigations are being carried out to ensure that there is minimal environmental impact due to development, and to ensure that the natural wildlife to be introduced will thrive in the rehabilitated habitat created. The intention is to create a fence around the Estate and neighbouring properties to ensure a substantial game reserve.

The minimum size of the plots are 4000m² with a building footprint of 1000m² to ensure minimum impact. The infrastructure includes country style roads, water from boreholes including purification plants as well as sewage treatment plants, resulting in the water usage being put back into the Estate, as water in this region is the most sensitive resource of all.

New Forest homes will consist of discreetly positioned country villas, with architecture designed to ensure harmony with the surrounding landscape, strictly controlled through design guidelines.

Emfuleni Riverfront Estate

The Emfuleni Riverfront Estate, nestled on the lush shores of the Vaal River, less than an hour from Johannesburg International Airport, will promote a unique waterfront lifestyle open to those that want the rare opportunity to live alongside the Vaal River, and enjoy excellent water frontage and river views. Our aim is to create a development of distinction which will set new benchmarks for the property industry in Emfuleni. The development will be largely residential driven, with a wide variety of residential options available.

The development proposal will offer maximum exposure and orientation towards the Vaal River. An open space system that stretches all along the riverfront has been provided to ensure that all residents have access to and can enjoy the amenity of the riverfront. This open space will be linked with the Clubhouse to form a continuous open space system, that will in effect, function as an urban promenade.

The non-residential land uses proposed as part of the development, has been clustered on the eastern side where the property borders onto and interacts with the Emerald Safari Resort and Casino. The residential component will function as a secure and access controlled estate and we believe that this is an absolute pre-requisite for the success of the development. Throughout South Africa in up-market residential areas, security is the number one selling feature in all developments.
